We replaced the 25-year-old springs from 1999 with new .250x2x30 LW and RW springs, installed 10 new nylon rollers, and verified proper spring tension and opener operation. Inspection revealed multiple safety concerns including dry-rotted bottom seal, improperly fastened opener J-arm, extremely loose chain nearly rubbing the door panels, and critically, original 2005 springs making the door dangerously heavy and causing cable deterioration. After explaining all findings in detail, I recommended maintenance service for minor issues like chain tensioning and lubrication, plus immediate spring replacement due to the dangerous configuration, which the customer approved.

 Customer wanted our Zero Safe & Sound Inspection. Customer enrolled in our maintenance plan and also purchased an emergency release arm and a new opener to ensure proper opening.

During the safety inspection, we discovered the operator bracket was barely secured to the door stile—two of three screws were nearly backed out completely. We also found the door was extremely heavy when disengaged from the opener. After weighing the door, we determined the current springs were undersized, causing the opener to strain when lifting. We presented our findings and explained the issues in detail. We recommended replacing the failed operator bracket with an adjustable operator bracket and replacing the springs with properly sized units. The incorrect spring size was causing excessive strain on all door.

The door operates but shows uneven movement due to aging extension springs. Extension springs are an outdated system that we do not service or support. We informed the customer that we would prepare estimates for spring replacement and send them for future reference when replacement becomes necessary.

Upon arrival, the customer reported no current issues with either door but noted maintenance had been overdue. All components are original to the home from 2016. Both doors operated properly with functioning safety sensors and passed the reverse-on-contact test. However, we identified several maintenance needs: both doors were noisy, the LiftMaster chain drive required tension adjustment, and the single door with the side-mount opener was making contact with exterior trim, causing it to jump during operation. Both doors showed an acceptable balance despite having 10-year-old original springs. We recommended maintenance and lubrication for both doors, plus replacement of the improperly installed outdoor trim affecting the side-mount opener.

Customer stated on arrival that they were having issues with their keypad. We performed a comprehensive inspection of the door and opener, testing all components. Most door components are original equipment from the early 2000s, though the customer reported having the spring replaced previously. During testing, we determined that the keypad had failed and required replacement. We presented the customer with a replacement option, received their approval on the estimate, and proceeded with installation. The new keypad was programmed with the customer's desired code and tested to confirm proper operation with the opener.
