Both openers had loose belts, and bottom seals on both doors were in poor condition. We reviewed all findings with the customer and recommended spring replacement on the double door and new bottom seals on both doors. Customer approved and signed an estimate for same-day service. We replaced bottom seals and retainers on both doors, installed new .243 springs on the double door, tested operation, and completed full lubrication and maintenance on both doors and openers.

During the safety inspection, we discovered the operator bracket was barely secured to the door stile—two of three screws were nearly backed out completely. We also found the door was extremely heavy when disengaged from the opener. After weighing the door, we determined the current springs were undersized, causing the opener to strain when lifting. We presented our findings and explained the issues in detail. We recommended replacing the failed operator bracket with an adjustable operator bracket and replacing the springs with properly sized units. The incorrect spring size was causing excessive strain on all door.
